Advertiser Terms
Last updated 25 October 2026
1. Our service
Isle of Man Luxury Property, operated by Alexandra Ellen, provides an advertising service only. We publish listings for property owners and their authorised representatives. We are not an estate agent or letting agent. We do not arrange or conduct viewings, negotiate, introduce, vet or reference buyers or tenants, give valuations or advice, or handle any money relating to a sale or letting.
2. Applications and approval
We review every application and may accept or decline any property at our discretion, without giving reasons. Before a listing goes live you must provide reasonable proof that you own the property or are authorised to market it, and proof of identity.
3. Fees
The fee is £200 for a listing of 6 months, payable in advance once your application is approved. Listings may be renewed for £75 for each further 3 months. No commission or other fee is payable on any sale or letting. Fees are not refundable once a listing has been published, including if the property is sold or let early or withdrawn.
4. Your listing content
You are responsible for ensuring that all information, photographs and plans you supply are accurate, up to date, not misleading, and that you have the right to use them. We may edit wording for style and clarity, and you will approve your listing before it goes live. You must tell us promptly about any change, including if the property is sold, let or withdrawn, so we can update or remove the listing.
5. Enquiries
Each listing has its own enquiry form. Enquiries are sent automatically and directly to the email address you give us. We do not read, screen, respond to or pass on enquiries, and we are not responsible for any enquiry, communication or dealings between you and enquirers. You must handle enquirers' personal information lawfully and only to deal with their enquiry.
6. Your legal responsibilities
You are responsible for complying with all laws that apply to your sale or letting, including any landlord, planning, data protection and consumer protection requirements, and for instructing your own advocate.
7. Removal
We may remove or suspend a listing that we reasonably believe is inaccurate, misleading, unlawful or unsuitable, or if these terms are breached. If we remove a listing because of a breach, no refund is due.
8. Liability
We take care to keep the website available and listings displayed correctly, but we do not guarantee any number of enquiries, a sale or a letting. To the extent permitted by law, our total liability to you is limited to the fee you paid for the listing concerned.
9. Law
These terms are governed by the laws of the Isle of Man.
