A buyer's guide
Buying a Houseon the Isle of Man
Everything you need to know before buying a home on the Isle of Man: who can buy, how the process works, what it costs and how it differs from the UK.
Can anyone buy property on the Isle of Man?
Yes. There are no restrictions on who can buy residential property on the island. Where you live matters for cost, though: buyers who will not live in the home, and buyers from off the island, pay a higher land registration fee. Living and working on the island are separate questions; the island has its own immigration and employment rules, so check the current position on gov.im if you are moving here.
The buying process, step by step
- Arrange your finances. If you need a mortgage, get an agreement in principle from a lender that offers Isle of Man mortgages.
- View and make an offer. Offers are normally made "subject to contract", so nothing is binding until contracts are signed.
- Instruct an advocate. An Isle of Man advocate handles the legal side of the purchase.
- Survey the property. A survey tells you about the condition of the building before you commit.
- Title checks and searches. Your advocate checks the title at the Isle of Man Land Registry or, if the property has not yet been registered, its deeds, along with rights of way, boundaries and planning history.
- Sign and complete. Contracts are signed, the money is paid, and your advocate registers the transfer and pays the registration fee.
What it costs
The Isle of Man has no stamp duty. Instead, a land registration fee is paid when the purchase is registered, and the amount depends on who is buying:
- Owner-occupiers buying their only home pay nothing on the first £230,000 of the price, with a percentage charged above that.
- Buyers who will not live in the property, such as investors and landlords, pay a higher rate.
- Non-residents pay an additional charge on top.
These rules came into force in May 2023. Ask your advocate to confirm the current fee for your purchase. Other costs to budget for are your advocate's fees, a survey, any mortgage arrangement fees, and removals and freight to the island.
Mortgages
Several banks offer mortgages on Isle of Man property, including island-based lenders and some UK banks' island operations. The Isle of Man Government also runs a first-time buyer assistance scheme for eligible residents; check gov.im for the current criteria.
Running costs: rates
Rates are the island's version of council tax. Your local authority charges rates for services such as refuse collection and street lighting, and Manx Utilities charges water and sewerage rates. Both are based on the property's rateable value, so ask the seller for the current rates bill.
Tax for new residents
The island has no capital gains tax or inheritance tax, and income tax is charged at 10% and 21%, with an optional cap. Read more in our guide to living on the Isle of Man.
